What wood rot and trim repair costs

Rot repair is priced by the piece and the height. A sill nose or a garage jamb bottom at ground level is a short visit. Fascia on a two story colonial means ladders or staging, more time and a second person. A window reseal in Annapolis this October was part of a $217 two house visit, labor and materials. The estimate itemizes each piece so you can do the worst ones first.

What moves the price

  • Height is the first thing. Anything the crew can reach from the ground or a six foot ladder is quick. Second story fascia and rake boards need a tall ladder or staging and two people.
  • How far the rot runs decides the material. A sill nose is a small PVC piece. A corner board that is soft for four feet gets a full board and the siding ends get recut and caulked.
  • Matching the profile adds a step on older houses. Stock trim fits most houses built after 1980. A 1920s Takoma Park or Catonsville house with a molded sill means a custom profile or a built up one.
  • Fixing the cause is sometimes the bigger job. A gutter that overflows, a missing kickout flashing, grade sloped toward the house. We point it out and price it separately so you can decide.

Cost questions

Can you just fill the rot with wood filler?
We can on a small spot where the wood is still mostly solid, with a two part epoxy that hardens the fibers first. Soft wood you can push a screwdriver into gets cut out. Filler over rot is painted rot, and it fails in a season.
Do you use PVC or real wood?
PVC for anything that touches the ground, the roof edge or standing water, because it cannot rot again. Primed wood where you need a matched profile on a historic house. We tell you which and why on the estimate.
Is it a repair or do I need new windows?
A rotted sill or brickmould is a repair, and the window itself is usually fine. You need a new window when the sash or the frame around the glass is soft. We check both and say which one you have.

How the work itself goes is on the wood rot and trim repair page.
